The maintenance difference between heating and cooling

A property that cools in summer needs one service before the season starts. A property that heats in winter needs one service before winter. A property that has a reversible system that both cools and heats does not need two services. One service in September, covering both functions, is enough. Air conditioning sits in the heat and the dust of summer, where salt and calima do visible damage. A heating system sits in damp and cold, which is less obvious but just as damaging. Corrosion of coils and water side corrosion are slower, but a winter idle is time for all of it to progress. Servicing before winter should be just as routine as servicing before the cooling season.

An empty property in winter is harder on a heating system than a used property in heat. A house that is closed and unheated develops condensation, which migrates into every closed space. A heating system that is off all winter sits in rising damp. The best protection for an empty house is to heat it slightly all season, or to have the system serviced after the isolation period and before it is used.

How often should heating be serviced in Mallorca?

Once a year before the season, in September or October. That is the service that matters. If a fault is visible before winter, a second call is worth making immediately rather than waiting until the season. Empty properties that sit unheated all winter need a test run and a pressure check before they are occupied.

Is servicing mandatory?

No, it is optional. Neither boilers nor heat pumps are mandatory to service. But a system that has not been serviced in three years will develop expensive faults when it is run hard for four months. The service is insurance against that.

Why is pre-season servicing better than mid-season?
