Zoning is the part that actually saves money

Most properties here are controlled as one thing. A single thermostat in a hallway or a living room decides what happens everywhere, which means bedrooms are conditioned all afternoon so that a sitting room can be comfortable at six, and a guest wing that nobody has been into since April is being held at the same temperature as the kitchen.

Zoning splits the property into areas that are controlled separately, so air and heat go where somebody is. In a villa the useful division is usually the bedroom wing, the living space and any guest accommodation, because those three are occupied at different times and by different numbers of people. In an apartment it is often just day and night.

It is easiest to build in when a system is installed, and it is the item most often left out of a cheaper quote. On a ducted system the dampers and the controls have to be in the design; retrofitting them into a finished ceiling is a different job from including them.

Running a property you are not in

A large share of the housing here is empty for most of the year, and that is where remote control stops being a convenience. A property left completely shut for months develops humidity problems, and one left running at a comfortable temperature all summer for nobody is expensive in a way the owner only sees on a bill.

The middle answer is a system that holds a sensible background condition, reports what the property is doing, and can be brought up to comfortable before anybody arrives. A house that has been at a steady temperature is also a house whose floors and walls are not cold, which matters more in a heavy stone building than most people expect.

Monitoring is the underrated half. A sensor that says a room has been at high humidity for three weeks is telling you something is wrong long before anybody smells it, and on a property visited twice a year that is the difference between a service call and a redecoration.

What is usually not worth doing

Automation is easy to over-buy, and a system nobody understands gets switched to manual and left there.

Can I control air conditioning from another country?

Yes, provided the units are connected to the property network and the property has reliable internet. That last part is the real constraint on rural properties, and it is worth confirming before specifying anything that depends on it. A system that loses connection should also still work from the wall.

Can zoning be added to an existing system?

Sometimes. On split units each indoor unit is already its own zone, so the work is mostly in the controls. On a ducted system zoning means dampers in the ducts, which is straightforward while the ceiling is open and awkward afterwards. The outdoor unit also has to be able to run at part load, which not every older system does well.

Does it work with an existing smart-home system?

Often, and it is worth asking before choosing the equipment rather than after. Adding a second app for one part of the house is how people end up ignoring both. If a smart-home system is already in place, integration is a specification question and belongs in the brief.

Will smart controls actually reduce the electricity bill?

Zoning and scheduling reduce how much is conditioned and for how long, which is where the saving comes from. A smart thermostat on a single unit in a single room changes very little. The saving scales with the number of rooms that were previously being conditioned for nobody.

What happens if the internet goes down?

A well-specified system carries on running its schedule and can still be operated locally. This is worth asking about explicitly, because it separates systems where the cloud is a convenience from systems where it is a dependency.
