What this island does to a system
Salt is the first thing. Anywhere within reach of the sea, the outdoor coil is under slow chemical attack all year, and a corroded coil rejects heat badly long before it looks damaged. Coastal properties measure the difference in the working life of equipment rather than in comfort.
Dust is the second. Calima brings fine sand that gets into everything, and it does not wash off in the way ordinary dust does. It packs into the fins of a coil and into filters, and a choked coil forces the system to run harder for less, which shows up on the electricity bill before it shows up as a fault.
The third is simply the season. A system that idles through spring is asked to run all day for three months, and every weakness surfaces at once. That is why servicing before the season is worth more than servicing during it, and why a fault found in April is a different experience from the same fault found in August.

What an owner can do between visits
Filters are the one thing worth doing yourself, and they matter more than anything else on the list. They lift out, they wash under a tap, and they go back dry. On a property in a dusty or coastal spot this is monthly work in the season, not annual.
Keeping the outdoor unit clear is the second. It needs air moving through it, so furniture pushed against it, a shrub grown across it or a cover left on in spring all cost efficiency directly. Rinsing the fins gently with a hose does more good than most owners expect, provided the power is off and nobody points a pressure washer at it.
The third is noticing. A system that has become louder, that takes longer to reach temperature than it did, or that drips when it never used to, is telling you something while it is still cheap to hear.

How often should air conditioning be serviced in Mallorca?
Once a year before the cooling season is the usual baseline, and twice a year is a fair argument on a coastal property, on a rental, or on a system that heats as well as cools. Filters are separate and want attention far more often than that, particularly after dust.
What is the difference between a service and a clean?
A clean is filters and surfaces. A service includes that and then measures things: pressures, temperatures across the coil, electrical readings and the state of the drain. The measurements are what find a fault before it becomes a failure, and they are what the two prices usually differ by.
Is a maintenance contract worth having?
It suits properties where somebody else has to notice the problem: rentals, second homes and commercial premises. What matters is what is actually in it, how often somebody attends, and what happens when something breaks between visits. Does servicing reduce running costs?
