A rental is a harder job than a family house

The occupancy is the first reason. Eight people in a house sized for four, all of them there in the afternoon, doors to the terrace open, and every unit set to its coldest setting from the moment they arrive. A system specified for how an owner uses the property will be at full output all week and still be described as not working.

The second is that nobody is looking after it. Guests do not clean filters, do not notice a unit that has started making a noise, and do not report a drip until it has stained a ceiling. A whole season of small neglect arrives at once, which is why rental systems age faster than the same equipment in a private house.

The third is that the consequences are financial and immediate. A warm bedroom in August is a message on a Saturday night, a partial refund, and a review that sits on the listing for a year. That asymmetry is why over-specifying slightly and servicing properly is cheaper than it looks.

What to specify differently for a rental

    A rental fills filters faster than any private house, and a choked filter is the single commonest reason a unit is reported as not cooling. This belongs on the changeover checklist, not on an annual service.

    A system holding a room against an open terrace door will lose, and it will be described as broken. This is a house-rules and a positioning problem more than an equipment one.

    Every unit in the property running from midday is the load the outdoor plant actually has to meet. On a multi-split sized on the assumption that only some rooms run, that is where it falls behind.

Controls are a guest-experience decision

The commonest rental complaint is not that a system is too small. It is that guests set every unit to its lowest temperature on arrival, run them with the terrace doors open, and then report that the house does not cool. The system is doing exactly what it was told to.

Sensible limits solve most of it without anybody feeling controlled. A range that stops at a temperature which is genuinely comfortable, units that switch off when a door has been open for a while, and a schedule that stops empty bedrooms running all day are all quiet and all effective.

Simplicity matters as much as limits. A controller with a mode a guest can select by accident produces a call about heating in August. On a rental, fewer options that all work is a better specification than more options that mostly do.

How much air conditioning does a rental property need?

More than the same house would need privately, because it will be at full occupancy in the hottest weeks with everything running at once. The sizing conversation should be about the peak week rather than the average one, and it is worth saying explicitly that the property is let.

Is it better to have separate systems per room?

For a rental, often yes, even though a multi-split may be cheaper to install. If one outdoor unit serves the whole house, a single fault takes every bedroom out at once in the week when that is worst. Separate systems fail one room at a time.

How often should filters be cleaned in a rental?

Far more often than in a private house, and in practice that means putting it on the changeover routine rather than on an annual service. It is a five-minute job that prevents the most common reported fault of the season.

Can guests be stopped from setting it to the coldest temperature?

Yes, with controls that carry limits, and it is one of the more useful things to specify. It reduces running cost, reduces wear, and reduces the number of complaints, because a system running flat out against open doors performs worse than one running sensibly.

What is the best time of year to have work done?

Outside the season, and earlier than feels necessary. The weeks between one summer and the next are when everybody wants the same work, and companies that keep to dates are committed well before that window opens.
