The stair is doing more than the equipment

Warm air rises, and in a narrow house with three floors and an open stair it rises continuously. The top floor collects everything the rest of the house produces, the ground floor stays cool, and the middle is whatever is left over. A unit installed on the top floor is therefore working against a supply of warm air arriving from below all day.

The consequence is that conditioning the top floor alone rarely satisfies anybody. Either the stair is closed off at some level, which is often as simple as a door that already exists and is never shut, or the lower floors get some attention too so that less is being sent upwards.

It also affects placement. An indoor unit near the stair on any floor will spend a good part of its output conditioning the shaft rather than the room, which is a placement decision made in ten seconds and regretted for years.

Why is the top floor so much hotter?

Because it receives the warm air of the whole house through the stair, on top of whatever arrives through its own roof and walls. Conditioning it in isolation means running against a continuous supply from below, which is why closing the stair at some level often does more than adding capacity.

Does the ground floor need anything?

Frequently not. In a tall narrow house the ground floor is the coolest part of the building and stays that way, and the money is better spent where people are actually uncomfortable, which is upstairs.
