The building decides more than the flat does
The outdoor unit has to go somewhere, and in an apartment that somewhere usually belongs to everybody. A balcony, a light well, a flat roof or a service area are all shared or at least visible, and what may be fixed to a facade is a matter for the community of owners rather than for the installer. This is the question worth settling first, because everything inside the flat follows from it.
Then there is the structure. Flats are built on concrete slabs with no void above the ceiling, so the ducted systems that suit a villa are usually not an option at all. Where a false ceiling exists in a hallway or a bathroom, there may be enough space for a small concealed unit serving one or two rooms, and that is the closest most apartments get.
The third constraint is simply getting the work done. Materials come in through a shared entrance and a lift that was never sized for them, waste leaves the same way, and the hours when work may happen are somebody else discretion. None of that appears in a specification and all of it appears in a price.
Worth establishing before asking for quotes

An outdoor unit on a balcony is a fan running a few metres from somebody bedroom window, and often from your own. Position, the surface it is mounted on and whether it is bolted to a shared wall all decide how much of that anybody hears. Anti-vibration mounts and a bracket into the right part of the structure are cheap at installation and awkward afterwards.
The same applies to what comes out of it. A unit rejecting heat into a small enclosed light well makes that space hotter for everyone using it, including the flats whose windows open onto it, and it also makes the unit itself work harder for less. Where a light well is the only option, airflow is what has to be designed rather than hoped for.
Condensate is the third neighbourly question and the one that causes the most arguments. Water dripping onto the terrace below is the classic complaint in a Mallorcan block, and it is entirely avoidable with a drain that goes somewhere sensible.

Do I need permission from the community of owners?
For anything fixed to a shared element, which includes most facades, balcony walls, roofs and light wells, the answer is usually yes. Buildings vary widely in how they handle it, and the practical first step is to find out what other flats have been allowed rather than to assume. It is far cheaper to ask before a system is specified.
Can ducted air conditioning be installed in a flat?
Rarely in the way it is done in a villa, because there is no void above a concrete slab. Where a flat has a false ceiling over a hallway or bathrooms, a small concealed unit can sometimes serve one or two rooms through short duct runs, which is a partial version of the same idea.
Where can the outdoor unit go if the balcony is not allowed?

Is one multi-split better than separate units in a flat?
In an apartment it usually is, because the building is more likely to accept one outdoor unit than three, and there is rarely room for more anyway. The trade is that a fault in the outdoor unit stops every room at once, which matters more in a rented flat than in a private one.
