  • A plan with no corridor, so ducts would have to cross the rooms themselves
  • Rooms at opposite ends of a spread-out villa with nothing linking them above
  • Nowhere to put the indoor unit that can also be reached for servicing

How to find out which one you have

By looking, not by measuring the floor area. What a company should do before pricing anything is establish where the void is, how deep it is, where the beams run and whether a route exists from a plant position to every room being served. On an older villa that often means opening a ceiling in one place, which costs a morning and settles the question.

A ducted scheme quoted from a floor plan is a scheme for the version of the villa that appears on the drawing. The bulkheads appear later, and they appear in the living room.

The compromise most people do not consider

Ducting part of the property. A villa where the bedroom wing has a roof void and the living space does not can have a ducted system serving the bedrooms, which is where quiet matters most, and split units in the living areas, where a unit on the wall is less intrusive and the rooms are large.

It is not a compromise in the disappointing sense. It puts each system where it is genuinely better and avoids forcing one idea through a building that does not want it.

What a retrofit costs you beyond money

Height, in the places the ducts run. Disruption, because ceilings come down and go back up and the property is not comfortably habitable while that happens. And a commitment: the duct layout is built once, and changing it afterwards means opening the ceiling again.

Set against that, a well-executed retrofit gives a finished villa the thing split units cannot: rooms with nothing on the walls and no fan in them.

If the answer is no

The alternative is not a downgrade. Well-placed split or multi-split units, sized room by room and controlled properly, deliver the same comfort with far less disruption, and one failure takes one room out rather than the property. Can we live in the villa while it happens?

Is it worth it compared with split units?

It is worth it when the property allows it without heroics and when what you want is rooms with nothing visible in them. It stops being worth it when the routes have to be forced, because the extra work buys a result that a good split installation would have delivered with a unit on the wall.
